Leases are longer, obligations are more precisely drawn, and the money runs through a service charge that tenants are entitled to see accounted for. Most of the work is administrative discipline, and that is where value leaks when it is absent.
Lease administration
Every lease event that carries a date carries a risk: rent review, break option, expiry, reinstatement, alienation consent. We hold the lease data, diarise the dates, and bring them to you with enough notice to make a decision. A missed break notice is one of the most expensive administrative errors in property, and it is entirely avoidable.
Service charge
Service charge is where commercial management is won or lost. We budget it, consult on it, collect it, and reconcile it to a certified year-end position. Tenants get budgets before the year starts and an accounting afterwards, with the apportionment methodology set out.
