Out-of-Hours Procedure

What to do when something goes wrong outside office hours: emergency contacts, approved contractors, lockouts, and how costs are handled.

Our office is open Monday to Friday, 9.00am to 5.00pm. Non-urgent maintenance should be emailed to maintenance@emluk.com and will be dealt with during those hours.

This page is for everything else.

Utility emergencies

These go directly to the utility, not to us. They will always be faster.

Emergency contractors

For a genuine emergency outside office hours, the contractors below are instructed to attend properties we manage.

When you call, give them your full property address and a contact number. They cannot attend without both.

Lockouts

A lost key is not an emergency, and a locksmith called out for one is at your own expense.

  • During office hours, you may borrow a key from our office. It must be returned within 24 hours; after that a charge of £25 per day applies.
  • Outside office hours, contact a 24-hour locksmith yourself. Locksmith charges and key cutting are at your own expense.
  • If the locks are changed for any reason, an additional set of keys must be cut and sent to the office. This is a condition of your tenancy, and it is what allows us to get access to the property in a genuine emergency.

Costs and reimbursement

If you are facing a genuine emergency, handle the situation as if you owned the property. Make it safe, limit the damage, and instruct help where help is needed. Reasonable costs properly incurred on a genuine emergency repair will be reimbursed, so keep the invoice and send it to us with a short note explaining what happened.

The converse also holds. Where a contractor is called out of hours for something that was not an emergency, or for something that turns out to be a tenant responsibility, the cost falls to you.

If you are genuinely unsure, the safe course is to make the situation as safe as you can, take photographs, and email maintenance@emluk.com so that it is on record from the moment it happened.
