Standing guidance for tenants and landlords: reporting maintenance, what counts as an emergency, out-of-hours procedure, routine responsibilities, and managing condensation.

If this is an emergency

Fire, or danger to life: call 999. For a suspected gas leak, shut off the gas at the meter, open the windows, leave the property and call the National Gas Emergency Service on 0800 111 999.

Outside office hours, follow the out-of-hours procedure. If you are unsure whether something qualifies, check what counts as an emergency first. Calling a contractor out unnecessarily is chargeable to you.

These pages do not change often, and they are not part of the journal. They are the standing reference material issued to every tenancy we manage, published here so it can be found when it is needed.
