Estate Management London is a property and asset management practice working with clients who hold London property for the long term: portfolio owners, family offices, and private landlords with anything from a single let flat to a mixed-use estate.

Much of the work is continuous. Rent collected and reconciled, compliance kept current, the right contractor instructed at the right price, and the telephone answered when something has gone wrong.

What we do

We act across the whole life of an asset, through acquisition, development, letting, day-to-day management and eventual disposal, across six service lines that can be instructed individually or together. Most clients begin with one and add others as their holdings change.

That breadth exists for a specific reason. Advice given at one stage is given by people who will carry the consequences at the next. When we recommend a refurbishment scheme, we are the ones who will let the result. When we advise on an acquisition, we are the ones who will manage the building.

How we are set up

The practice is small. Instructions are held by a named individual, because the value in property management sits in knowing a particular building: where the stopcock is, which contractor did the roof, why the service charge apportionment is what it is, what was agreed with the tenant in 2019 and by whom.

That knowledge does not survive being passed between account handlers, and it is not recoverable from a file.

What we do not do

We do not publish case studies or name clients. A material part of our work is for families and private offices for whom discretion is the point, and a practice that markets on its client list is not one you would want holding your affairs.

Where we are

Our office is at 37–39 Maida Vale, London W9 1TP, open Monday to Friday, 9.00am to 5.00pm. Tenants and landlords will find the standing guidance we issue, covering maintenance reporting, emergency procedure and routine responsibilities, published in full under Guides & Resources.

How we work

01 One point of contact You deal with a named person who knows your buildings, their history and their quirks. That continuity is what most clients tell us they were missing.
02 Published fees Our landlord and tenant schedules are on this website in full, with the VAT position against each item. Nothing appears for the first time on an invoice.
03 Authority before spend Where a cost is anticipated we obtain a quotation and your authority before instructing. The exception is a genuine emergency, where delay would cause further damage.
04 Compliance held current Certificates are diarised and renewed before they lapse. A property that cannot be re-let because a certificate expired is a management failure.
05 Expectations set in writing Tenants are told at the outset what is theirs to maintain and what is ours. Most disputes over a repair are really disputes over an expectation nobody stated.
06 Advice we have to live with We manage what we acquire and we sell what we have managed. Being responsible for the consequences keeps the advice honest.

Estate Management London Limited is registered in England & Wales, company number 06703105, with its registered office at 16 Great Queen Street, Covent Garden, London WC2B 5AH.

  • The Property Ombudsman. An independent route of redress if a complaint cannot be resolved through our own complaints procedure.
  • Deposit Protection Service. Tenant deposits held on assured shorthold tenancies are protected in a government-approved scheme.
  • Information Commissioner’s Office. We are registered as a data controller for the personal information we hold on clients and tenants, registration number ZA269510.
